New Maintenance Hall in the Turbine Works of Siemens Real Estate

Complexity of the room layout

The new maintenance hall offers a number of special features. Some of the working processes during the maintenance of the turbines, which can weigh up to 80 tons, intersect. So as not to disturb the individual processes, aib planned the installation of two crane track levels, which will allow different tasks to be carried out simultaneously. Several cranes can hereby be moved independently or combined on one level. Not forgetting the different structure of the hall that has a high "overspeed bunker" reaching deep into the ground in which the turbines are balanced and then tested following the maintenance work.

 

Avoiding planning conflicts

aib employs Building Information Modelling to further optimise the planning procedure and make things as efficient as possible. Starting from the experiences gained with the development of the works to date, different variants of the construction work were examined for the optimum project schedule. The 3D model generated with BIM also prevents conflicts between the individual installations in the complex structure of the hall. With the help of the extended know-how from the database, future conversions or extensions to the site can also be planned and built more efficiently.

Construction phase with ongoing operations

Based on the completed development of the Siemens works at the Mülheim an der Ruhr site, aib planned a new maintenance hall with a highly complex logistics system. The merger of two existing sites has created a competence centre for turbine maintenance. The new building adds a third hall bay to the existing heavy and standard plant halls, whose uniform architecture was also planned by aib. One of the biggest challenges of this extension was that ongoing operations should not be disturbed during the construction phase – not at all easy, considering the space available for the building work touches on important production and logistics procedures.
